Where others may practice the 3 P method of marketing (Put it in the MLS, Put a sign up, and PRAY it sells), I am pleased to show you an alternative. If you hire me, your property will be given professional representation:

1. Marketing
to and through Real Estate professionals is key:
70,000 agents and their clients have access to your property’s details—it is my job to make sure your property gets proper attention:

1.)
An enhanced listing in the Multiple Listing Service (MLS)
Having the listing sheet be well written is, to put it mildly, very important—in most cases, I believe a Virtual Tour and still pictures should be included in the listing.

2.)
In Person Showings
I do all of my own showings and unlike some in real estate, I don’t just open the door; instead, I know what buyers are interested in, and I will showcase your home.

3.)
Virtual Tours
Everyone now offers virtual tours, but not all ‘sparkle.’ In fact, most are of the ‘economy type,’ and I think that is a mistake. I think you will love the artist I work with.

4.)
Professionally-Designed Flyers
I will have a custom-made, full-color flyer prepared for anyone who comes for a showing or an open house.

5.)
Hosting a Broker’s Open
Tuesday is agent tour day. The first Tuesday after your listing goes on the market I will showcase your property to agents by offering incentives for them to visit the property.

Follow-up Feedback Solicitation For All Showings
I will solicit feedback from every agent and/or buyer who does a showing at your property.

Market Watch
I will set up a special internet search system that makes you the most informed seller in the area—with automatic email on any new listing or price reduction that occurs.

With ENHANCED Realtor.com, your listing will stand out since it includes more pictures and detail than your competition. We also can keep track of the number of visits to your listing.

Every Tuesday and Friday you will have a new ad in Craig’s List—with pictures and several rotating texts to attract more viewers.

ChicagoTribune.com
Many agents put their listings in the ChicagoTribune.com’s home section, but relatively do what we at Keller Williams do, which is an ENHANCED listing with pictures.

KWLS.com
Keller Williams’ website is used nationally and internationally by real estate consumers. Inclusion on this website ensures that potential transfer buyers (i.e., buyers moving to Chicago from other states or countries) will have access to your property information!

I promote my listings in the neighborhood.
It still sometimes happens that the right ‘passer-by’ becomes the buyer we seek:

10 Yard and Window Signs
For condo’s, when allowed by association rules, I can have signs installed outside your property at ground level OR in your window or balcony.

3 Open Houses
I use bright, red open house signs during hosted open houses to get maximum traffic. If the traffic warrants it, I can host Sunday open houses on a very regular basis.

4 Display Flyers available to the public
If your property allows it, I can have flyers available for passer-by’s to pick up.

VIP and ‘Specialty’ Open House
If you desire, I can host (and advertise) a VIP open house for your friends and neighbors to showcase your property outside of the traditional open house schedule. Interested and area realtors will be invited to their own houses events.


4. Reverse prospecting, trial listing and updated contacts
Special focus on interested and local realtors

The multiple listing has a research technique that allows us search for realtors specifically interested in a property like yours. There is also an ongoing way to find those realtors who have actually recommended your listing to buyer clients of theirs. We want to continue to identify and market specifically to these realtors.
